Independent Living
Instead of supporting the activities of daily living, an independent living community is designed to free older adults from the burdens of owning and maintaining a home. Life at Harrogate is maintenance-free and offers an array of services designed to make life easier for seniors so residents can participate in our robust calendar of daily events, find new passions, and spend more time with friends, family, and grandchildren.
The cost of independent living at Harrogate depends on your apartment. Our monthly fee includes maintenance, repairs, yard care, snow removal, and trash pickup. Life-enrichment activities and wellness programs, meal plan options, transportation, and housekeeping are also covered by the monthly fee.
Regardless of where you live on campus, Harrogate is your home for life. That’s guaranteed by your entrance fee. If you do need home health care or skilled nursing, you don’t have to leave Harrogate to get care. You have priority access to that care at manageable, predictable, lower than-market monthly rates. Again, all is guaranteed by your entrance fee.

When evaluating your options, try to balance practical considerations with quality measures. To help, check out these useful tips.
For A Loved One
“I always say, we should have done this five years ago. Come when you’re healthy and can enjoy it.” – Frank M., resident
Residents who’ve made the move often look back and say they wish they’d moved sooner. They suggest people move in while they’re healthy and can enjoy community life before a health problem forces them to make a decision in a crisis.
And they suggest moving while you and your loved ones have time to plan a comfortable transition, so there’s no rush with downsizing, selling the home, or making the move.
“When people tell me they’re not ready, I think, ‘What are they waiting for?’ It’s just so wonderful here.” – Florence B., resident
Actually, that’s something we hear from people frequently – until those people move in! (See the above question for more on that). Ask your loved one to consider the following:
- Are they ready to give up household chores, property taxes, home repairs, and other time- and money-drainers?
- Are they ready to enjoy more free time for traveling, building new friendships, experiencing a variety of chef-prepared meals, and exploring new opportunities?
- Are they ready to solidify a concrete plan for their health care, so that a family member doesn’t have to shoulder the full burden of caregiving?
- Are they ready to protect their assets from an unplanned health crisis?
“We did an extensive investigation and found Life Care at Harrogate was the best financial deal by far.” – Ched C., resident and former financial planner
At a Life Care Community like Harrogate, residents pay a one-time entrance fee and a monthly fee. The entrance fee entitles residents to a residence at Harrogate and the availability of care. The monthly fee is one predictable monthly bill that covers the costs of a multitude of amenities, conveniences, and services we offer.
If higher levels of living are needed – including in-home health, rehabilitation, skilled nursing or memory support services – residents receive that 5-star Quality Measures nursing care here on campus at our Health Care Center, at predictable costs.
“I swear it’s like my parents are getting younger by living at Harrogate.” – Susan F., daughter of a resident
Research has shown that for older adults, isolation, inactivity, and poor eating habits are the main culprits behind speeding up the aging process.
But in a community setting like Harrogate, residents have full access to our fitness center and certified personal trainer, delicious and nutritious chef-made meals, and a neighborhood of friends, all just outside their apartment door. It’s all part of our goal to help residents live happier and healthier, for longer.
“The move went like clockwork, from start to finish. The Harrogate staff and the movers took care of everything — even hanging our pictures!” – Roberta M., resident
Because of our partnership with Moving Station, we’ll buy your home in ‘as is’ condition. You won’t have to worry about home repairs or staging your home for sale. We’ll also give you an additional incentive package to help you pay for downsizing, packing, and moving services. You won’t have to lift a finger, and you’ll have an expert to guide you at every step of the process.
Life Care - How It Works
You pay a one-time entrance fee, a percentage of which is refundable if you ever leave Harrogate. The amount you pay for your entrance fee depends on the size of the residence you choose. Our estate planning options offer up to 90% refundability to you or your estate.
Your monthly fee covers nearly everything, including your interior and exterior maintenance, utility bills, meals, wellness plans, housekeeping, and use of every community service, amenity, and convenience (for starters).
The IRS says some of your entrance fees – and some of your monthly service fee – is deductible as a medical expense. And that’s true regardless of whether you receive health care services or not. Talk with your tax professional for all the details.
Life Care at Harrogate makes financial planning easier because your monthly fee will be both predictable and priced considerably lower than market rates if you ever need on-site care – for life.

Life Care
If you have a long-term care insurance policy, you might be eligible to receive benefits if you need skilled nursing or rehabilitation. Your policy may work hand in hand with Life Care and pay earned benefits directly to you – but you should consult your insurance carrier for specific details about your policy.
Harrogate is a not-for-profit organization. To the extent possible, we provide viable residential options to those whose resources become depleted.
The independent living monthly service fees vary based on the size of your residence and the number of occupants. This comprehensive fee covers a variety of services and amenities, including your meal plan, maintenance, housekeeping, utilities, scheduled transportation, concierge services, fitness center, activities and events, and much more.
Rehabilitation
We offer physical, occupational and speech therapies. Physical therapy can help restore range of motion, flexibility, balance, coordination and endurance, and reduce pain. Occupational therapy helps people adapt to their social and physical environment, while speech therapy focuses on general communication issues and swallowing dysfunction.
We offer both private and semi-private suites. Private suites have a private bathroom. Each suite is furnished with a bed, dresser, nightstand and television. And rehab residents enjoy access to every service and amenity our Health Care Center has to offer, including first-rate dining and attractive common areas.
Skilled Nursing
Skilled nursing is for those who need longer-term care delivered around the clock by licensed professionals, including RNs, LPNs, certified nursing assistants and certified nursing aides. We also offer custom programs that encourage maximum social interaction and preserve dignity.
Each member of our memory care team is trained in the innovative and proven Heartfelt CONNECTIONS – A Memory Care Program®, a comprehensive program based on the latest in memory care research and best practices. Heartfelt CONNECTIONS is an individualized program that starts with getting to know each resident’s life story, focusing on each resident’s capabilities. Then we develop a personalized plan that concentrates on each resident’s unique abilities and celebrates each small success. Heartfelt CONNECTIONS promotes dignity and a sense of accomplishment in day-to-day activities, supports improved self-worth, self-esteem, and overall health and well-being; and reduces fear, anxiety, and frustration.
It’s an approach guided by these principles:
- We view aging as a natural process — life stories to be continued.
- We believe what remains is far more important than what is lost.
- We focus on each resident’s unique remaining abilities.
- We embrace and celebrate everything our residents do.
- We create success stories, one small victory at a time.
In-Home Health
We want to support a person’s independence as much as possible. So we partner with providers who offer services such as medication assistance, help with meals and personal care. And the in-home care assistance is offered in the comfort and privacy of the resident’s apartment.
Certified home health care providers are able to come into a resident’s apartment to offer post-inpatient rehabilitation and clinical services such as physical therapy, occupational therapy, speech therapy and skilled nursing services.
If an independent living resident needs care above and beyond, Harrogate’s continuum offers on-site long-term skilled nursing and memory support services in the 5-Star-rated Health Center at Harrogate.
